Scheduling: The 2020 New England Appraisers Expo General & Commercial Programs will take place on December 8, 2020 from 8:30 a.m. to 11:30 a.m. and on December 10, 2020 from 8:30 a.m. to 12:30 p.m. Attendance both days is required to receive CE credit.
Attendance: We are required to track each participants attendance which will be done through poll questions which will launch periodically throughout both days of the programs. We will not be able to award CE credit to participants who fail to answer all the poll questions.

Let’s Get Real About Implicit Bias
A basic appraisal tenet is that appraisers act as dispassionate reporters and analysts of the marketplaces and are challenged to be impartial, objective, and independent in their development of opinions. Bias is prohibited under USPAP. Appraisers generally are convinced that bias does not affect the outcome of their reports.
Recent studies such as a 2018 Brookings Institute report brought attention to the disparity in home values between predominantly Black communities and White communities. In 2019, the House Financial Services Committee conducted a hearing focused on discriminatory appraisal practices. Most recently, stories have emerged highlighting the experiences of Black homeowners with appraisals.
This session of the Expo will enable us to better understand and identify how implicit bias within appraisal development and reporting can be identified and to find pathways to overcome and minimize it. The program will better help appraisers to understand how implicit and unconscious bias can affect appraisal reasoning and results.

COVID-19 - Fallout on the multi-family residential/mixed use TOD property sector

The program will explore the impact COVID-19 has had on the multi-family sector in the Greater Boston/Massachusetts market area. More specifically our panelists will provide their unique insight into how the market dynamics have changed/evolved in the areas of design, construction, and planning both in terms of the multi-family developments themselves as well as their accessibility. Further, our program will explore how/if the consumers “new normal” in traffic/commuting patterns due to the pandemic will affect the mixed use/multi-family Transportation Oriented Development (TOD) housing. This program will include the real time experience of a TOD that came on-line just as the COVID-19 pandemic broke.
