This seminar is approved for 7-hours of continuing education credit in CT, MA (NR), NH, RI and VT. Credit for courses approved in MA as NR may be used by Licensed and Certified Residential appraisers as well as Certified General appraisers.
Appraising Easements provides the student with a comprehensive overview of the appraisal of easements, beginning with easement concepts, definitions, valuation theory, and appraisal analysis techniques. The applicability of easement analysis for various intended uses and intended users will be explored. Concepts pertaining to before and after valuations will be considered. Special attention will be paid to the appraisal of conservation, façade and historic easements. IRS guidelines with respect to donations and gifts of real property will be presented.   
Students will gain an understanding of the impact of easements on value and use and the methods and techniques that apply to the appraisal of these encumbrances. Case studies and work problems will allow students to interact and to gain a more practical understanding of how the value, utility, and highest and best use of real property is affected by easements.
