America Moves…When the Pressure Cooker Dings

Let’s Get Real About Implicit Bias

A basic appraisal tenet is that appraisers act as dispassionate reporters and analysts of the marketplaces and are challenged to be impartial, objective, and independent in their development of opinions. Bias is prohibited under USPAP. Appraisers generally are convinced that bias does not affect the outcome of their reports.

Recent studies such as a 2018 Brookings Institute report brought attention to the disparity in home values between predominantly Black communities and White communities. In 2019, the House Financial Services Committee conducted a hearing focused on discriminatory appraisal practices. Most recently, stories have emerged highlighting the experiences of Black homeowners with appraisals.

This session of the Expo will enable us to better understand and identify how implicit bias within appraisal development and reporting can be identified and to find pathways to overcome and minimize it. The program will better help appraisers to understand how implicit and unconscious bias can affect appraisal reasoning and results.

The Practical Aspects of How Attorneys and Appraisers Interact - I

Appraisers have opportunities to work on a assignments other than for lenders, but their unfamiliarity with the expectations of attorneys and private assignments is a frequent stumbling block.

Eugene Nigro, an established probate and divorce attorney, will help demystify the process of appraisers working with attorneys in the engagement and completion of assignments. He will discuss when expert testimony may be required, provide a trial outline used for preparation, and describe the qualifications and experience attorneys look for when engaging an appraiser.

Appraising in a COVID Driven Market

The demand for housing outside urban cores is driving prices through the stratosphere as buyers compete with each other in pursuit of a house that brings space for remote working and amenities for families.

Appraising in a COVID Driven Market will explore appraisal issues emerging as a result of the coronavirus pandemic. The panelists will delve into buyer and seller motivations, the valuation challenges of a market short in supply and high in demand, whether there is a new way to look at adjustments, and what lenders think about your reports.
