This seminar is approved for 7-hours of continuing education credit in CT, MA (NR), NH, RI and VT. Please note that not all states accept CE that is provided by synchronous – virtual or live-streaming – means. You should always check with your state about their policy on synchronous education before registering for a class. The Massachusetts Board of Registration of Real Estate Appraisers adopted a policy on November 18, 2021, authorizing the use of synchronous education for CE credit on a permanent basis.

MBREA’s live streaming seminars are interactive and to participate and receive continuing education credit students must have a computer or device with a camera and audio that allows the instructor to physically see and interact with all students in the class.
 
Please email a copy of your driver’s license to the MBREA office (
staff@mbrea.org) prior to the start of the class as we are required to verify students’ identity.
 
Attendance will be taken at various times during the class.

The class will be conducted using Zoom. Please note the following:

  • A link will be sent to you prior to the class in a separate email. The link is unique and should not be shared.
  • You do not need to have a paid Zoom account. We do recommend that if you have not previously Zoomed, you go to https://zoom.us/ to download their app, and test your camera and audio connection
 
Appraising Easements provides the student with a comprehensive overview of the appraisal of easements, beginning with easement concepts, definitions, valuation theory, and appraisal analysis techniques. The applicability of easement analysis for various intended uses and intended users will be explored. Concepts pertaining to before and after valuations will be considered. Special attention will be paid to the appraisal of conservation, façade and historic easements. IRS guidelines with respect to donations and gifts of real property will be presented.   
 
Students will gain an understanding of the impact of easements on value and use and the methods and techniques that apply to the appraisal of these encumbrances. Case studies and work problems will allow students to interact and to gain a more practical understanding of how the value, utility, and highest and best use of real property is affected by easements.
