This 7 hour continuing education course re-introduces the residential appraiser to the classic scientific method formalized centuries earlier by Galileo and the English Philosopher Sir Francis Bacon. The art of appraisal…applying knowledge and perception …gained from practical experience to various valuation problems will also be discussed. Art and science are the foundation of modern appraisal practice and key elements of the appraiser’s continuous refinement of judgment abilities which enhance a more skillful use of tested valuation methodologies and techniques. The strengths and limitations of direct comparison will be reviewed as well as observation study tools to predict and test if supportable consequences are present in the appraiser’s field research.
The gathering of relevant information as it relates to the selection of general and specific data for comparative analysis can offer important market evidence to support the appraiser’s findings. Various case study and survey components will be discussed in detail in working teams to facilitate observation, development and testing of hypotheses and drawing support for credible conclusions. Students will be actively engaged in identify familiar and unfamiliar information which could potentially support additional findings and guide the appraiser’s due diligence and scope of work.
